Pet Policy Disclosure

Pursuant to applicable Maryland law, the following Pet Policy is hereby adopted and shall apply to all residential leases:

  1. Breed and Weight Restrictions

The following breeds are prohibited: Pit Bull, Rottweiler, German Shepherd, and Doberman. The Landlord reserves the right to impose additional restrictions in accordance with state or local law.

  1. Fees
  1. Up-Front, Nonrefundable Pet Fee: $100.00 per animal.
  2. Refundable Pet Deposit: As applicable, in compliance with Maryland security deposit laws.
  3. Monthly Pet Fees: $25.00 per cat; $30.00 per dog.

III. Number of Pets

  • Apartments: Limited to one (1) animal per unit.
  • Houses: Limited to two (2) animals per unit.
  1. Vaccination Requirements

All animals must maintain current vaccinations as required by local ordinance. Proof of vaccination shall be provided to the Landlord upon request.

  1. Liability Insurance Requirements

Tenants shall maintain renters insurance that includes liability coverage for any pet kept on the premises. Proof of coverage must be provided upon request.

  1. Additional Requirements
  • Tenants must provide the Landlord with a current photograph of each animal.
  • Tenants must promptly remove all animal waste from the property and shall not permit any accumulation of excrement on the premises.
  • Any animal determined, in the Landlord’s sole discretion, to be aggressive, to cause a disturbance to neighboring units, or to pose a threat to the health, safety, or welfare of others must be permanently removed from the premises upon written demand of the Landlord.
  • If an animal causes damage to the property, the Landlord reserves the right to require removal of the animal and to assess the Tenant for all costs of repair.

VII. Service and Assistance Animals

Pursuant to the Maryland Fair Housing laws and the federal Fair Housing Act (FHA), service animals and assistance animals are not considered pets. Accordingly:

  • No breed, size, or weight restrictions apply to service animals.
  • Landlords may not charge pet fees, deposits, or additional rent for service animals or approved emotional support/assistance animals.
  • Tenants may be required to provide documentation from a qualified professional if the need for an assistance animal is not readily apparent.
  • Tenants remain responsible for the care, supervision, and control of the animal, and for any damage caused by the animal.
